About Pyatt Well Ranch

Just 10 miles from Roswell, the Pyatt Well Ranch offers the peace and quiet of country living and working, but is not too far away from the conveniences of modern day life.
Natural water holes appear after a rain and the ranch offers quality native grasses for grazing. With a carrying capacity of 126, the Pyatt Well Ranch is the perfect place for a cattle grazing operation. The ranch consists of 8,729 total acres: 3,360 Deeded; 3,184 State; 1,705 BLM; 480 Uncontrolled.
The main house on the Pyatt Well is a traditional New Mexico style adobe home, consisting of 1,700 total square feet. There is a large living area, two bedrooms, one bathroom, and a metal roof. The house has a large front porch for enjoying the beautiful sunsets and excellent New Mexico climate. The home also features a propane fireplace.
Also included with the ranch is a 16 X 20 shop, a 20 X 24 carport, a hay barn, stock shelter, tack room and storage shed. Two sets of working corrals are also present and in great condition.
The house well is 300 feet deep, with a pump at 280 feet, and includes a water pressure system. There is an additional well for stock water with a depth of 300 feet and pump at 240 feet on the ranch.
